What you'll do
You turn your origination experience into test material for AI labs. The ad has you author realistic mortgage scenarios that run from prequalification and program selection through underwriting and closing, write reference answers that show the guideline reasoning behind each lending decision, and grade model output for accuracy under agency and regulatory guidelines.
One duty is worth noting: flagging advice that reads as plausible but would violate lending regulations. That is the failure a model is most likely to make confidently, and the one only a working originator will catch.
Who fits
- An active NMLS licence or registration as a mortgage loan originator
- At least 2 years of mortgage origination experience
- Depth in loan programs, underwriting guidelines and disclosure requirements
- Clear written English, since you document the reasoning behind each decision
- Able to commit at least 10 hours a week
- Preferred: experience across conventional, FHA, VA and jumbo programs, an underwriting or processing background, and both purchase and refinance originations
What it pays
The ad states $70 to $105/hour, and the board headlines $88/hour. The ad says your rate is set from your experience and is not negotiated down after you start. Pay is weekly through Stripe. The commitment is a minimum of 10 hours a week with no maximum, scaled up or down each week. The ad says there is no screen recording, no keystroke monitoring and no idle timers, and describes the work as ongoing project work rather than single task batches. You are an independent contractor.
How hiring works
The ad lays out five steps: a short application (resume plus a few structured questions, about five minutes), a resume review against a published rubric with a decision on every application, a written assessment you may be asked to take for further placement, onboarding (contractor agreement, Stripe, platform access), and a project match, usually within a week of onboarding.
Worth knowing
Good:
- A published rate band and weekly pay, with the terms stated in the ad
- No monitoring software and no fixed hours
- Narrow, credential-backed pool, so the work stays in your specialty
Less good:
- Requires an active NMLS licence and 2 years of origination work
- A 10 hour a week minimum is a real commitment for a side job
- A strong assessment does not guarantee a project; see the company page for what contractors report
