What you'll do

Property management is full of documents that look fine until someone who has run a building reads them. This project puts that someone in front of AI output. You review property management artifacts produced by AI models and judge them the way you would judge a new assistant manager's draft:

  • Operating budgets, lease analyses and maintenance plans
  • Association governance documents and board materials
  • Scenarios on tenant and owner relations, rent collection, vendor contracts, capital improvements and board matters

A good share of the work is head-to-head comparison: two AI responses to the same situation, and you decide which is better on financial soundness, lease and regulatory compliance, and whether it would actually work operationally. The written expert feedback you give alongside is what the models learn from, so specifics ("this reserve contribution ignores the roof replacement in year three") are worth more than verdicts.

Who fits

  • 4+ years as a property manager, real estate manager, community association or HOA manager, leasing manager, or a close equivalent
  • Real experience planning, directing or coordinating the leasing, operation, maintenance or governance of residential, commercial or industrial property, or of community associations
  • Strong written English
  • At least 20 hours a week available

Commercial, residential and association backgrounds all qualify, which is broader than most domain-expert listings. Association managers in particular bring governance and board-relations judgment that general real estate experience does not.

What it pays and how payment starts

$70–110 per hour, Mercor's published band, with a twist in how you get there. Payment begins task-based: you are paid once your first task is approved. Complete that first task within the required timeline and you qualify for hourly pay for the rest of the project. The timeline itself is not published, so ask once you are onboarded.

Ongoing payments are weekly via Stripe or Wise. H-1B and STEM OPT candidates cannot be supported.

Worth knowing

Good:

  • A strong hourly rate for a field that rarely sees AI evaluation work
  • Immediate start
  • Broad eligibility across residential, commercial and association management
  • Weekly payment terms are stated

Less good:

  • US residents only
  • 20+ hours a week is a lot to add to a full-time property job, for roughly 4 to 6 weeks
  • Hourly pay depends on getting the first task approved on time, and that deadline is not stated
  • Short project with no promise of extension; independent contractor terms
